ABU DHABI.- Una compañía de Emiratos Árabes Unidos (EAU) anunció un proyecto para la construcción de la "pantalla más grande del mundo", que llevará incorporada tecnología LED, y que ocupará la fachada de una torre comercial.

La compañía 'Tameer Holding' explicó en un comunicado que la pantalla -compuesta de diodos luminosos LED-, tendrá una altura de 33 plantas (100 metros) y estará ubicada en Dubailand, una zona turística y de recreo en las afueras de la localidad emiratí de Dubai.

La pantalla podrá ser vista a una distancia de un kilómetro y medio, según la nota.

La idea del proyecto, bautizado como 'Podium', surgió del equipo de ventas de Tameer mientras que el diseño ha sido desarrollado por la compañía Dactronics, experta en tecnología LED.

El director operativo de Tameer, Ghasan Sajnini, subrayó que 'Podium', además de marcar un avance tecnológico, se convertirá en un medio de comunicación a través del que las compañías, las ONG y las autoridades gubernamentales podrán transmitir sus mensajes al público.

Además de su fachada LED, la torre de 'Podium' ofrecerá espacio para oficinas comerciales y cuatro plantas de aparcamientos para vehículos.

El sofisticado diseño de la pantalla y la tecnología que se utilizará en su construcción no impedirán la entrada de la luz natural en el edificio, según el comunicado.

Tameer presenta en la actualidad este nuevo proyecto en la VII edición del foro comercial'Cityscape Dubai', que fue inaugurado en este emirato y que se clausurará el próximo 9 de octubre.

En esta misma feria, la compañía inmobiliaria 'Meraas Development', que tiene su sede central en Dubai, anunció un proyecto que cuenta con un presupuesto de 95.000 millones de dólares para la construcción de una ciudad llamada 'Jumeira Gardens' en Dubai.

Esta futura ciudad contará con varias torres, y numerosas zonas verdes, según la compañía. Además, la ciudad, cuya construcción se prolongará 12 años, será atravesada por un gran canal de agua.

Countrywide Financial has agreed to the largest program ever to modify home loans, as part of a settlement with officials in 11 states, just days after the federal government adopted a giant financial rescue package without any relief for distressed homeowners.

Countrywide, the nation's largest lender and loan servicer, recently acquired by Bank of America, had been sued by the states over what they said were predatory lending practices. To settle the suits, it will provide $8.4 billion in direct loan relief, affecting an estimated 400,000 borrowers nationwide, while waiving certain fees and setting aside additional funds to help people in foreclosure and relocating.

"Countrywide's greed turned the American dream into a nightmare for thousands of Californians who now face foreclosure," said Jerry Brown, the attorney general of California. He led the negotiations for the states with Lisa Madigan, the Illinois attorney general. "Our goal here is to help as many people stay in their homes as possible and get some compensation for those who have already been pushed out of their homes," he said.

Mr. Brown expects loans worth $3.4 billion to be modified in California, where homeowners have been hit hard in the housing bust. The Countrywide effort is the most comprehensive, mandatory loan workout program since the mortgage crisis began last year. Congress has proposed various programs, but those measures did not make it into the final $700 billion government bailout.

Since taking control of Fannie and Freddie Mac, the two housing giants, the Federal Housing Finance Agency has said it is looking at expanding modifications on the loans that Fannie and Freddie own or guarantee. After seizing IndyMac, the Federal Deposit Insurance Corporation began a loan modification program that it said could be a template in other takeovers.

The agency hopes to help tens of thousands of borrowers whose interest rates are being reset higher in the early stages of that program. It is encouraging people who have fallen severely behind on their payments or who have defaulted to switch into a fixed-rate mortgage at current rates of about 6 percent. Countrywide has made pledges before to modify large swaths of loans. Late last year, it vowed to help about 82,000 borrowers who were facing higher payments through 2008. But the new program will be mandatory and will be monitored by state officials.

Along with the direct relief, Countrywide will waive late fees of $79 million and prepayment penalties of $56 million and suspend foreclosures on delinquent borrowers with the riskiest loans. A foreclosure relief fund will be created with $150 million from Countrywide to help borrowers who are four months or more behind on their payments or whose homes have already been foreclosed on. The company will also provide $70 million to help troubled borrowers relocate to rental housing.

In all, Countrywide is setting aside $8.7 billion to help borrowers. A Bank of America spokesman, James E. Mahoney, said that the cost of the program had been anticipated by the company in its acquisition of Countrywide. "We have worked with attorneys general across the country to resolve the issues relating to Countrywide's practices," Mr. Mahoney said. "Bank of America has put our own leadership in charge of Countrywide and have committed to a very different set of business practices going forward."

Countrywide settled with the states without admitting any wrongdoing. Under the terms of the settlement, Countrywide will reduce principal balances in some cases and cut interest rates in others. Rates could decline to 2.5 percent, depending upon a borrower's ability to pay, and remain at that level for five years.

Then the rate will adjust to prevailing interest rates charged by Fannie Mae on its fixed-rate mortgages. The program will focus on borrowers who were placed in the riskiest loans, including adjustable-rate mortgages whose interest rates reset significantly several years after the loans were made. Pay-option mortgages, under which a borrower must pay only a small fraction of the interest and principal, thereby allowing the loan balance to increase, are also included in the modifications. Borrowers whose first payment was due between Jan. 1, 2004, and Dec. 31, 2007, can participate.

The loan balance must be at least 75 percent of the current value of the home, and the borrower must be able to afford the adjusted monthly payments. "We have created the first comprehensive, mandatory loan-modification program with the largest loan servicer in the country, and it is going to help homeowners stay in their homes," Ms. Madigan said. "We will use this model when we work with other servicers as well." She said that approximately $185 million worth of loans in Illinois would be modified under the settlement. Illinois had accused Countrywide of relaxing underwriting standards, structuring loans with risky features, and misleading consumers with hidden fees and fake marketing claims, like its "no closing costs loan."

Countrywide also created incentives for its employees and brokers to sell questionable loans by paying them more on such sales, the complaint said. In reviewing one Illinois mortgage broker's sales of Countrywide loans, the complaint said the "vast majority of the loans had inflated income, almost all without the borrower's knowledge." Other states in the settlement are Arizona, Connecticut, Florida, Iowa, Michigan, North Carolina, Ohio, Texas and Washington.

It is the largest predatory lending settlement in history, far exceeding the $484 million deal struck in 2002 with the Household Finance Corporation. "This agreement demonstrates the effectiveness of states in addressing predatory lending and other consumer protection matters, proving states should not be pre-empted by federal legislation," said Mr. Brown. The program will be administered by state officials who will examine regular reports from Bank of America.

The program will begin Dec. 1 as Bank of America contacts borrowers. In the meantime, Bank of America said Countrywide customers can call 800-669-6607 to discuss their loans. The terms of the settlement do not address Angelo R. Mozilo, the former chief executive of Countrywide Financial, or David E. Sambol, the company's former president. The states had included both as defendants. Mr. Brown said he would pursue litigation against both men. Neither could be reached for comment.

Зад такива проекти стоят не само големи капитали, но и детски мечти, гордост и свобода.

Днес прочетох, че започват да строят небостъргач висок 1км. Нямам думи и търпение да го видя завършен. Предполагам, че на такава височина употребата на ecstasy е ненужна. Ein Sprecher von Nakheel stellte bei der Präsentation des Projektes am Sonntag zudem die von den Architekten in ihren Plänen verwendeten islamischen Design-Elemente heraus. Sie nehmen unter anderem Bezug auf die Alhambra in Granada und die Promenade der marokkanischen Stadt Tanger. Schon jetzt steht das höchste Haus der Welt in Dubai. Der noch nicht ganz fertiggestellte Burj Dubai (Turm von Dubai) ist inzwischen etwa 700 Meter hoch. Der saudische Milliardär Prinz Walid bin Talal plant zudem in Saudi-Arabien einen mehr als einen Kilometer hohen Wolkenkratzer. Konkrete Pläne für das Gebäude, das in der Handelsmetropole Dschidda am Roten Meer entstehen soll, sind allerdings noch nicht veröffentlicht worden.

Et si c'était pas un peu abusé ?

Dans le contexte de crise actuelle, on n'aime pas trop voir ceux qui ont de l'argent le dépenser. Ça nous rend jaloux. Et aujourd'hui, j'ai envie d'être de mauvaise foi. Pourquoi ce promoteur n'attendrait-il pas que la crise financière (et immobilière, quoi qu'on en dise) internationale se calme ? Parce que voir un projet de cette ampleur, qui va durer jusqu'en 2020 et qui va coûter des millions d'euros (pour ne pas dire des milliards), je me dis qu'il y a un monde entre Dubai et le reste du monde. Qui sait, si on lui demandait, peut-etre accepterait-il de participer au plan Paulson européen ? ^^

For many years, New York City boasted as having the highest skyline in the world. That was true, until Dubai started a trend of building huge buildings. I would say, Dubai is now the country having the tallest buildings in the world.

Dubai's ruling authorities are determined to transform Dubai City into a strong tourist attraction in the Middle East, by constructing the most beautiful and tallest buildings anywhere. Structures like the Burj Al Arab, Burj Dubai and the Dubai Opera House and Cultural Center are typical examples of the construction boom in the small emirate located along the southern coast of the Persian Gulf and the Arabian Peninsula.

Another mega project known as Nakheel Harbor & Tower Development was recently announced by Nakheel, the company that created man-made islands in the shapes of a palm tree and the world off the coast of Dubai. They plan to build what could become the world's tallest tower of more than one kilometer high. That's more than 3,281 feets high. Just thinking about this height makes me dizzy.

State-owned Dubai developer Nakheel would not comment on the exact height or cost of the Islamic design-inspired Nakheel Tower. However, holding company Dubai World President, Sultan Ahmed bin Sulayem, said the entire project would cost about 140 UAE dirhams Billion ($38.12 Billion).  The building will have "more than 200 floors" and be part of "a multi-billion pound development", the company said.

"Speaking at a press conference yesterday, a cautious Nakheel chief executive officer, Christopher O'Donnell, said: 'From our perspective, we are building a tower that's going to be over a kilometer in height. This is a complete iconic development. It may be the tallest.'"

The tower and harbor project will take more than 10 years to complete. Apart from the landmark structure, there will be another 40 towers, ranging in height from 20 floors to 90 floors. The entire development will be home to more than 55,000 people and a workplace for more than 45,000.

Competition for the title of world's tallest tower is heating up in the Gulf region as real estate developers benefit from a more than four-fold increase in oil prices.

Kingdom Holding Company, controlled by Saudi billionaire Prince Alwaleed bin Talal, is planning to unveil the designs for a mile-high (5,280 feet) tower in Jeddah this month, according to the London-based Middle East Economic Digest. Kuwait has said the Burj Mubarak in its City of Silk development will also be more than 1 kilometer high.

Once upon a time…

Professionals in search engine optimization in Dubai used to market a website by first introducing it directly to the major search engines. They used to do this because search engines required considerable time to come by their website. Besides, they preferred going up to the search engine than waiting to be approached by them.

This would be more of a hassle than help for a website as webmasters and the SEM services in Dubai had to do search engine submissions (SES) every time the web page or website was updated. This proved to be a rather tedious process, not to mention money and time consuming.

A change in the way search engines function led to this activity being discouraged as search engines had evolved enough to do the searching or crawling of websites on their own. Today, SEO services in U.A.E. do not pay much attention towards search engine submission as the latter are likely to penalize such sites and treat them as link farms.

Today, whatever SES is done by search engine optimizers and webmasters, it involves only the home page of the website. Search engine giant Google introduced the Google Sitemaps tool, which allowed web developers and the SEO company in Dubai to submit the different links in their website.

Widgets are fun. Period.

That was my opinion when I first discovered that widgets like ‘noughts and crosses’ games and ‘cartoon of the day’ could be peppered across a website or blog to liven things up.

From then to the present, I have added informative, useful, adaptable and a host of other really nice adjectives to one of my favorite parts of Web 2.0- widgets. There is simply nothing that cannot be done with the right widget in hand or rather, on your site.

One of my favorite widget-loving blogs, Snipperoo has this really great post about some common misconceptions about widgets.

I don’t need to be a website design professional to add rich media applications like widgets and neither do I need to be a whiz at web development to implement them. All I need to do is customize a widget of my choice and voila, I have something on my blog or website that will not only add value to user-experience but to my business/service as well!

For instance, we decided to add this snazzy corkboard widget from Rock You! on one of our blogs. A couple of photos, sticky notes and funny graphics was all it took to give readers on this business blog a glimpse of the online shopping portal attached to the website it was talking about.

The returns and site visits it helped bring in- in terms of Dubai internet marketing was immediately noticeable.

Cosmos Star Consultants stuck to a minimalistic blog, with the focus on content (as any good blog ought to do). The various widgets added in were more than just icing on the cake- they had a purpose, viz. promoting the products and services.

The business center of Dynasty Zarooni is located in Dubai Investment Park and it was the first project undertaken by it. The project, which is slated for completion later this month, has been developed without any debt. According to Dynasty Zarooni officials, this asset has appreciated more than 600 per cent and is currently valued at Dh250 million.

Dynasty Zarooni is exploring new project opportunities in residential, commercial and retail real estate space that can be build on this business model.

Dubai is already home to the world's tallest building, even if it remains unfinished.The Burj Dubai, or Dubai Tower in Arabic, is being built by Nakheel's chief competitor, Emaar Properties.Emaar has kept the final height of the silvery steel-and-glass tower a closely guarded secret, saying only that it stood at a "new record height" of  688 metres at the start of last month.It's due to be finished next September. The final height of Nakheel's proposed tower is likewise a secret, as is the price tag. The company would only say it will be more than 1km tall - or the height of more than three of New York's Chrysler Buildings stacked end-to-end.

The building contains two hundred floors and will build the center of a new quarter with other skyscrapers.

It cotains four linked towers. The project owner is the in UAE located, state owned company Nakheel.

The costs weren't mentioned.

Mr. Alabbar further highlighted the historical significance of water fountains in the Arab world. He said they had been an integral part of the community and the new fountain located in Burj Dubai Lake will create a new dimension to Downtown Burj Dubai. The Burj Dubai Lake is spread over 30 acres, and water filling using de-mineralised reverse osmosis treated water, is currently in progress. The designers of Bellagio, California-based WET Design will be the fountains architect and designer. The design is being developed by a team of professionals from Turner Construction International (Project/Construction Manager) and other international specialists. Expected to be operational by early 2009, the fountain will add to the varied leisure and entertainment attractions of Downtown Burj Dubai. Many describe this part of the city as the ‘new soul of the city.’
